Large stone house of four levels (about 470 sqm.l.) with three self-contained apartments already used for B & B, small restaurant with grill to be reactivated, various outbuildings and land of about 5,000 square meters near one of the most beautiful villages of Italy in the context of the Gran Sasso National Park. The house has a very solid structure with walls until 90 cm. thick resting on a rocky substrate; It has been renovated in recent years for earthquake-proof adaptation and only needs some optimization, thus being immediately habitable. The wooden roof has been refurbished and is in good condition, the windows are largely original wood, the heating is LPG gas with wall radiators and underground tank, heating also guaranteed by the various fireplaces or electrical equipment .

The land of about 5000 sqm. fronting the house especially from the south side allowing a square with several outbuildings and parking as well as an irrigated vegetable garden and some wooded areas. The village of Capestrano (AQ) has about 900 inhabitants, at 465 m. asl. in the upper Tirino Valley with an interesting territory (woods, lakes, rivers, springs) falling within the Gran Sasso / Laga National Park. The town is famous for its Italic necropolis (Warrior of Capestrano), for the Piccolomini Castle (XV century) and the Abbey of San Pietro ad Oratorium. There are municipal offices, Post Office, Bank, Pharmacy, some shops, bars and restaurants, green areas equipped for picnics and even a camping with a very popular swimming pool. Among the tourist / sport activities it is possible to make canoe trips along the nearby Tirino River or horseback riding thanks to some riding stables in the area. Bus connections with L'Aquila, Sulmona and Pescara, Highway and Railway Station at 15 ', Rome can be reached by car in about 1.5 hours.
