Civitaretenga AQ (€ 48.000)

Stone house, partially renovated in a typical village.

Property consisting of the upper floor (93 sqm) of a large stone house in the center of the town. The house was largely renovated in 2016 but it needs to be completed, lending itself to become an interesting residence in a picturesque village inside the beautiful context of the inland Abruzzo. A short flight of stairs leads to a landing with the main entrance surrounded by a simple yet attractive stone portal. Entering the house you are immediately in a first wide room of considerable height and with different openings on all the four sides, the roof has exposed beams and wooden boards with warm tones; this room could become a multi-functional kitchen-dining-living room. A connection door leads into another large room developed longitudinally and characterized by the presence of a large stone arch of partition; the wooden roof has several skylights that illuminate the underlying rooms. This second room has three free sides with different openings and could be divided obtaining two bedrooms and two bathrooms.

In the renovation of the roof was put a concrete curb on which were placed the wooden beams and the planks, overlapped insulation of 10 cm and cover with traditional roof tiles, chimneys and valuable plumbing. The structure has also been seismically protected with the inclusion of iron chains that connect the masonry. The old pavement has been removed and eliminated the filling material, lightening the underlying vaults: necessary filling with expanded clay and cover with cement screed. Being the home on one of the main streets in the village, the connections to the water supply, electricity, sewerage and gas, are rather easy.
